  • Attached Houses: single-storey rear extensions between 3 metres and 6 metres
  • Detached House: single-storey rear extensions between 4 metres and 8 metres

You can check whether your proposed extension will require permission by using the Nottingham City Planning Portal website.

  • a building from business to residential
  • a building to a school
  • commercial property to a childcare nursery
  • retail buildings to a bank or building society
  • retail buildings to residential

The Planning Portal Change of Use page provides detailed information on Use Classes and the permitted changes. It also offers guidance on how to apply for a Lawful Development Certificate for change of use.

If your proposals qualify as permitted planning development and you would like written confirmation that planning permission is not required, you can apply for a Lawful Development Certificate.

Planning Developments: Exclusions

If your extension exceeds the thresholds, you will need to apply for planning permission. However, if your extension falls within the thresholds, planning permission may not be necessary. To determine whether your proposed extension requires permission, you can utilize the interactive house tool provided by the Planning Portal.

Article 4 Directions

Permitted development rights may not apply in certain cases. For example, if your property is subject to an “Article 4 Direction” or if the rights have been removed or modified by a condition of a previous planning permission.

If you are planning to rent out a property to a group of people or increase the number of tenants in a shared house (a ‘House in Multiple Occupation’ or HMO), you may require planning permission due to an Article 4 Direction that is in effect citywide.

What happens once I have submitted my notification?

From the date Nottingham City Council receive your notification, complete with all of the required information as outlined by the legislation, they have a period of 42 days to notify you of one of the following outcomes:

  • Prior approval is not required
  • Prior approval is given
  • Prior approval is refused

If you receive a refusal, you will have the right to submit an appeal to the Planning Inspectorate.

When it comes to submitting planning developments permission, there are a few important steps to keep in mind. First, make sure you have all the necessary documents and information ready. This includes site plans, elevations, and any other relevant documentation.

Next, check with your local planning authority to determine the specific requirements and guidelines for submitting planning permission. This may include filling out an application form and paying a fee.

Once you have all the required planning developments documents and information, it’s time to submit your planning permission. You can either do this online or by visiting your local planning authority’s office. Make sure to double-check all the details before submitting to avoid any mistakes or delays.

After submitting your planning permission, it’s important to be patient. The process can take some time, as the planning authority needs to review your application and consider any potential impacts or objections.

During this waiting period, it’s a good idea to keep in touch with the planning authority and address any queries or concerns they may have. This can help speed up the process and ensure that your application is being given proper attention.

In conclusion, submitting planning permission requires careful preparation and attention to detail. By following the necessary steps and staying in communication with the planning developments authority, you can increase your chances of a successful outcome. Good luck with your planning application!
