HMO Conversion

Build Type: 6 Bed HMO (House of Multiple Occupancy)

Location: Queens Road, Beeston.

Client: Alan, Local Property Developer in Nottingham (second student HMO renovation project).

Overview: Back to brick style renovation works which included a complete re-wire of the electrics as well as new plumbing and central heating throughout. En-suite bathrooms and studio style room added to front ground floor bedroom. Front and rear garden both landscaped with new fences and patio.

Outcome: All works completed on time and on budget. Building control and HMO compliance sign off with new fire doors, lighting and alarms. Completed in August, ready for the students of Nottingham to start in September. A quality project that will benefit the tenants with a high standard of living accommodation and a healthy ROI and investment for our client. In conclusion, our client was very happy with the works.

HMO Renovation

Build Type: 6 Bed HMO (House of Multiple Occupancy)

Location: Grove Avenue, Dunkirk.

Client: Peter, Experienced Portfolio Landlord and Local Property Developer in Nottingham.

Overview: Double en-suite dormer and rear kitchen extension, back-to-brick renovation. This is what our client signed up for and paid another local builder in Nottingham to complete on. Unfortunately, rouge cowboy builders operate everywhere and can cost homeowners and developers thousands in mistakes and malpractice.

Building control failed to sign off their work and put a stop to the project. Our client was not happy. As you can imagine, when we arrived for our first site visit, we couldn’t believe the standard of the building work. Major structural work was left unsafe and unstable. Moreover, the foundations were poorly established and needed re-doing alongside the steels which were just left balancing on a chimney stack!

Outcome: All major structural works were rectified and signed off by building control. Large kitchen/diner with skylights was added to a rear extension. A lovely studio room added to downstairs and two en-suite added to the dormer loft conversion. This project was rescued and rectified just in time- we exceeded timelines and had completed in August ready for the September deadline. As a result, we saved our client both time and money.

Side extension Kitchen homebuilders Nottingham

Two storey Extension

Build Type: Two storey side extension with master en-suite, downstairs bedroom, bathroom, dining area, utility and gym room.

Location: Moorland Avenue, Stapleford.

Client: Sam and Steve, Homeowners.

Overview: To extend this family home and maximise downstairs living space and upgrade the main bedroom area with a larger more functional space.

Outcome: Planning permission approved, architectural drawings and design plans alongside QS cost estimating ensured all works were completed on time and on budget as expected. Additionally, we included landscape gardening at the side and rear to give the extension the surroundings it deserves.

In summary, our clients Sam and Steve were very happy with their new home extension.

Kitchen homebuilders Nottingham

Kitchen and Utility Rear Extension

Build Type: First floor renovation works and rear ground floor extension.

Location: Kensington Gardens, Carlton.

Client: Mandy, Paul and dog Hank), Homeowners.

Overview: To replace conservatory with a modern open plan kitchen and dining area. This build included a new downstairs living room area, downstairs WC, utility room and rear extension with a beautiful white marble top finish. We love the client’s choice of interior design here. Finally, we looked at maximising space, light and air with bi-fold doors opening onto the garden patio area.

Outcome: All works completed to a high standard. Consequently, our clients Mandy and Paul very happy with the new space this home extension has created. Providing more floor space which maximises storage and space- an area that their grandchildren can really enjoy!

House Renovation

Build Type: First and ground floor renovation works and rear kitchen extension.

Location: Newtons Lane, Cossall, NG16 2SB

Clients: Sandra and Kevin, Homeowners

Overview: To replace kitchen and bathrooms including ensuite, create a modern, inviting and eye-catching interior design. Key features of design included skylights, integrated appliances and bespoke glass staircase.

Outcome: All works completed to a high standard. On time and on budget. Re-valuation added significant value.
